The Value a Quantity Surveyor Brings to Any Project

Often seen as a cost centre and a payment processor and even payment blocker by some, the role of a Quantity Surveyor (QS) is far more strategic. When engaged early, a QS becomes a value‑creator. From feasibility and tender through to final account and post‑construction, the QS adds commercial clarity, manages risk, supports decision‑making and helps to identify additional areas of value.
Initially, the QS conducts cost‑planning and feasibility studies, providing budgetary insight and sensitivity analysis. This enables the client, developer or contractor to make informed decisions, decide on build strategy or procurement route, and understand cost impact before works start.
From the client side, or a PQS role, during tendering the QS reviews contractor returns, identifies missing documentation, clarifies exclusions and ensures pricing reflects the scope. Once on site the QS monitors progress, valuations, cash‑flow and variations, providing early warning of cost drift and maintaining margin integrity.
From a Contractor QS role, the QS will create and submit the tender on behalf of the contractor. Meticulously reviewing the tender documentation, identifying and errors/discrepanices/missing information. During the construction phase, they will carry out the site valuations, identify any contract variations and submit on behalf of the contractor.
In the latter stages, during final account and defect rectification, the QS ensures no loose ends, that all variations, claims, prelims and retention are reconciled fairly and transparently. The result: fewer disputes, stronger relationships and better financial outcomes.
By integrating cost‑control, programme linkage, risk‑analysis and commercial vigilance, the QS essentially ensures the project runs with financial discipline and transparency.
